Let's Get Started

 Check your credit score

  • Get your free annual credit report at: AnnualCreditReport.com.   If it needs a boost, take it one day at a time - START by looking at all of your bills, and then pay all of your bills on time.  Pay your bills BEFORE you buy yourself a coffee, or go to lunch with your co-workers.  When you pay your bills on time; you will have more money!  Why?  Because you won't have to pay late fees, double payments or reinstatement of service fees!
  • HOW?  Well, here are some things that worked for me: I threw out every single catalog, mailer, and email solicitation that I received.  I  stopped going to the mall and shopping online, I made my own coffee, changed my cable package, did my own nails, and colored my own hair. And I added a new phrase to my vocabulary:  "You know, that really sounds fun, but I CAN'T AFFORD IT!"  Those were the hardest words for me to say, but now I know when I say I can't afford something; it's not because I don't have the money, it's because I am choosing how I want to use my money.
  • After your bills are being paid on time, not only will your credit score start improving, but you can start putting some of your extra money in savings.
  • NOW - that you have some money put aside, and your credit score has improved, go ahead and get pre-approved for a mortgage, and then CONTACT ME, and WE will get start looking for YOUR new HOME!!!

Let's face it ....  most of us have had our share of financial struggles..... as a single parent, going through a divorce, with daycare, a mortgage, bills to pay, and attorneys fees, I never thought I would see the light at the end of the tunnel.... my credit score took a beating!! The Turning Point for me happened when I FINALLY looked at my budget!  I was surprised that when I actually  looked at ALL of my bills, what I owed, and what the minimum payments were, that my finances weren't nearly as bad as I thought they were!!!  At that point I STOPPED AVOIDING and took control of my finances, and day by day, little by little, I got to the point where not only was I paying all of my bills on time, but I paid my credit cards off, and was able to put more money into savings.

The best part is, it didn't take long for my credit score to go up!!   I believe that if I hadn't taken a good look at my finances, I would still be struggling, because I was avoiding what "I thought" would not get better.

I know the feelings of reluctance and shame when it comes to finances, budgeting, and checking your credit score, but if you don't find out, how will you know?  Stop the fear of what you don't actually know, and START taking the steps toward what you want.....

Interest rates are near historic lows.

Purchasing powerhouse increased, and the cost of renting in many areas is now greater than the cost to buy.  Some say mortgage loans are impossible to get without perfect credit and 20% down.

Here are the 3 things you need to qualify for a home loan.

INCOME - If you have a job or steady source of income, and you're able to pay your rent on time each month....

ASSETS - There are many programs that will work with 5%, 3.5%, and in some cases 0% down, and sometimes closing costs can be paid by lenders, sellers or come from gifts or grants.

CREDIT - If you pay your bills on time and have avoided major issues like bankruptcy, foreclosure, short sales and judgements, there's a good chance that your credit is in better shape than you think.....

Some loan programs will accept a credit score of 580 or higher.
